As 2025 progresses, we've continued to strengthen and evolve our developments across Manchester and Liverpool — from Build-to-Rent schemes to wider projects that contribute to the communities around them. Here are some of the latest highlights from our portfolio:

We've unveiled plans for 116 new homes in Stretford

We've unveiled our proposals for the first residential phase of the Stretford town centre Masterplan, part of Trafford Council and Bruntwood's joint venture to regenerate the area. Our plans for Plot 3 include 116 new homes arranged around a landscaped communal courtyard, including townhouses, duplexes, and apartments.

Designed to complement the surrounding neighbourhood, the scheme will enhance greenery, encourage active travel, and contribute to a vibrant, sustainable future for Stretford. Residents will benefit from direct access to the wider regeneration of Stretford town centre, which includes new public spaces, independent retailers, and community amenities.

Local consultation has taken place ahead of a planning application later this year.

We're advancing SONA, our first fully CERT Life-integrated BTR scheme Our first in-house BTR scheme in Ardwick is progressing well, with the showroom now complete and launch scheduled for later this year. SONA will also be the first development to fully integrate with our resident app, CERT Life, creating a seamless resident experience from day one.

CERT Life also delivers benefits for investors, helping to reduce operational costs while generating ancillary income through events, services, marketplace offerings, and affiliate partnerships.

Our tech-enabled community building is creating real value for residents across our properties, while also providing measurable efficiency and income opportunities for investors.

Cross Keys planning decision expected in the coming weeks A decision on the planning application for Cross Keys is expected soon. The development will deliver 99 thoughtfully designed one- and two-bedroom apartments and townhouses, some with terraces, over 8 floors.

Residents will benefit from a new public courtyard and rooftop garden, creating social and community spaces, while enjoying a convenient location near Ancoats, the Northern Quarter, and NOMA. Like Peelers Yard across the street, Cross Keys will be managed by CERT upon completion.

Centric sold out ahead of completion in Liverpool Our first residential scheme in Liverpool, Centric, has now sold out ahead of completion later this year. Located opposite Moorfields station, the development is progressing well on site — kitchens and bathrooms are being installed, decoration is underway, and once complete it will deliver 46 new homes alongside a resident amenity space on the ground floor.

Future residents will also be connected through CERT Life. By providing access to services, amenities, and opportunities to connect with neighbours, CERT Life ensures that Centric will be more than just a place to live, it will be part of a managed, vibrant community in the heart of the city.

We've raised £2,712 for Turning Point Right next to our Peelers Yard development, which is currently under construction, is Turning Point Manchester, a mental health crisis centre, which provides intensive, short-term support for those in immediate need.

This year, we've donated £2,712.26 to help create a new community garden that will provide a safe, welcoming space for local residents. Half of the donation was raised through CERT-hosted community fundraising events, with the rest matched by the business.

Next, we'll be rolling up our sleeves to volunteer our time and resources to bring the garden to life, further embedding our commitment to supporting the communities around our developments.
